Can a foreigner own a villa at BeachWalk? +
Yes. BeachWalk offers three structures: leasehold on villa and land, freehold villa with leasehold land, or full freehold on both. Lease registration is 1.1% of the lease value. Both Thai and international buyers are welcome, with a clear legal pathway for each, and we walk you through every option with independent legal counsel.
How does the rental management work? +
It is fully handled. The professional management service covers housekeeping, maintenance and guest coordination, so the villa can be let without you managing anything from abroad.
What returns can I realistically expect? +
The developer projects a 6 to 10% gross rental yield and 5 to 10% annual appreciation. These are projections, not guarantees. We share the assumptions behind them so you can judge them yourself.
What is included in the price, and what is not? +
Prices include 7% VAT. Furniture packages are optional and not included. A common area fee of 32 THB per m² and a one-time sinking fund of 50,000 THB apply. Everything is set out before reservation, with no hidden extras.
How does payment work on an off-plan villa? +
Staged with construction. 2% on reservation, 28% on signing within 30 days, then instalments at footing, structure, roof and services completion, and a final 10% on key handover.
Can I visit or see the villas before committing? +
Yes. Request the price list and floor plans, and we arrange a private viewing in person or by video call, plus the full sales kit and master plan.
